[EDAILY Kim Ki-duk, Park Min-min, and Kyung-young] There are predictions that the government's preliminary feasibility study (retail) exemption project will have a limited impact on the real estate market. Analysts say that the most anticipated route of the Seoul metropolitan area, GTX-B, has been excluded from the pre-emptive list and that the local housing market, which is suffering from the economic downturn and various regulations, will have only a short period of time.

The government selected 23 projects, including Samantum International Airport, in North Jeolla Province, to be exempted from the preliminary feasibility study. Total budget of 24.1 trillion won will be invested.

Two projects that will be exempted from the pre-emptive strike were selected in the Seoul Metropolitan area: the inter-Korean peace road that connects Yeongjong-Shindo (100 billion won) and the Dobongsan Pocheon Line (1 trillion won) that connects Okjeong and Pocheon. In addition, in the provinces, the construction of high-speed railroad between Gimcheon and Geoje, which connects the metropolitan area and Gyeongbuk inland (4.7 trillion won), the high-speed railroad of the Chungbuk line connecting the Honam and Gangwon provinces (1.5 trillion won), the Daegu industrial line (1 trillion won), the Ulsan-Gyeongju Expressway (88 billion won), and the Sejong-Cheong Expressway (800 billion won), and Chuncheon International Airport, 980 million won).

The government excluded Seoul, Gyeonggi Province and Incheon in principle, considering that the project is aimed at balanced regional development. As a result, GTX-B routes, which attracted the most attention in the real estate market, will not be exempted from pre-emptions.

Real estate market experts predict that the project could serve as an individual boon to the local housing market, but its impact on the entire housing market will be limited.

"Although this어덜비

project is the largest in 10 years, it seems to be aimed at creating jobs and civil affairs rather than business economy," said Ham Young-jin, director of Data Lab, who is directly related to the four major rivers under the MB administration.

"In the beginning, there were high expectations that the GTX-B line project in the Seoul metropolitan area will be accelerated, but the result will be even more disappointing," said Lee Chang-moo, a professor of urban engineering at Hanyang University.

Some forecast that housing prices could rise in some areas where transportation networks are significantly improved. "In the area where transportation network has improved due to previous government announcements, history usually rises by 20 percent from the beginning to the end of construction," said Ko Jong-wan, president of the Korea Asset Management Institute.

However, some point out that the local housing market has its limits to revive. "Although some real estate markets in regions where transportation network business is getting faster can be selected, it is unlikely that housing markets will improve this year after last year," said Park Won-kap, a senior expert at KB Kookmin Bank.

"Because housing prices in Daejeon, South Jeolla and Gwangju are relatively good in the region, the announcement of the exemption could be a positive factor," said Kim Eun-jin, a research team manager at Real Estate 114.

In addition, some experts say that the effect of boosting the economy, such as real estate, will not be great given the time it takes to compensate for the recent exemption from the deposit investigation. "If 20 trillion won is invested in the transportation business, the land market could be unstable," said Kwon Dae-jung, a professor of real estate at Myongji University.
